CITTA Mall, an open-air strip-mall-inspired shopping centre located in Ara Damansara, Petaling Jaya, has been generating some buzz among Klang Valley denizens despite not having an official launch.
“The moment it opened on June 25, 2011, Citta (which means ‘mind’ and heart’ in Pali) has been operating as if it is fully occupied,” said centre manager Wong Sue-May.
Advertising and promotions manager Josephine Wong said Citta has already embarked on its tactical campaigns for each season, and has been getting most of its publicity via word of mouth recommendations and blogs.
Managed by Citta Sdn Bhd, Citta is a shopping mall owned by SEB Asset Management, a German real estate fund manager, and property developer Puncakdana Group.
“Citta’s layout was adopted from malls in North America, where retail outlets are arranged in a row in an open-air environment,” said Sue-May.
Citta sits on an 8 acre (3.24ha) site, with an estimated gross floor area of 650,000sq ft and nett lettable area of 424,000sq ft respectively.
“Only about half the plot ratio was used, as we had to take into consideration the open air design,” said Sue-May, who described Citta as a suburban community mall with a good mix of stores to service the community and draw in new people.
The horseshoe-shaped Citta Mall covers four-and-a-half floors, including a supermarket on the lower ground level.
It features 130 shops, including Presto supermarket, nine-hall MBO cinema, electrical, computer and bedding retailer Harvey Norman, Macy home furnishing and Unique Seafood restaurant as mini anchors.
Its tenant lineup features a mix of the familar and unique, encompassing local and international dining, shopping retailers and services.
New F&B outlets include Chawan, Gourmandis bar lounge, Baci Italian cafe, Wondermilk, non-halal French brasserie Las Delicias, Dr Cafe, Figaro Coffee Company and Kay Riches fusion restaurant.
There are also new retail and service stores like Volt bicycle shop, Jane Yap Atelier arts school, Treasure Box brain development centre, Speak and JJ Trendy Fashion boutiques, A Beauty Secret Studio beauty salon, Home Art Decor, Julia Gabriel & Chiltern House learning centre for children, as well as The Space @ Citta — a 4,200 sq ft permanent exhibition space.
Sue-May highlighted another unique feature at Citta — a 1,800sq ft parents’ room on the first floor that offers a spacious and comfortable space for parents to attend to their children’s needs as it includes nursing rooms, parent child toilets, diaper changing room and play area.
Other facilities include travelators, glass lifts that can hold up to 24 persons, another 1,200sq ft play area, bicycle parking, easy access ramps and disabled-friendly facilities.
“Citta has 55% confirmed tenants; we are in the process of closing deals for the 45% unoccupied stores,” said Sue-May, who is targeting to have the mall fully occupied by end 2013.
“Depending on the floor and size, the leasing rate averages between RM5 and RM8 per sq ft for a store, RM1,000-RM1,500 for a pushcart, and RM3,500-RM5,500 for a kiosk.”
The mall has 1,200 parking bays — 400 at surface level; 800 at lower ground. Parking rates are slated to be introduced in the third quarter of this year.
In terms of landscaping, Sue-May said it includes Citta’s ‘chief tenants’ — two resident raintrees aged about 75 years old which were rescued from Brickfields, Kuala Lumpur.
The mall is accessible via Jalan Lapangan Terbang Subang, Jalan Lembah Subang and Jalan PJU 1A/1, which are linked to the NKVE, LDP, Federal and GCE Expressways.
Sue-May said Citta Mall has a gross development value of RM280mil.
“The mall’s target market will be young families and working adults, with the estimated 0.5 million population in Ara Damansara, Glenmarie, Tropicana and Subang Jaya as the primary catchment area,” she said.
“The self-serving concept will make life easier for the shoppers and help families take the load off their daily tasks, as the stores offer a variety of products and services to cater to each person’s needs.”
Citta Mall presently has a weekend bazaar that runs from 11am-8pm on Fridays, Saturdays and Sundays.
Sue-May said the company is not too worried about competition, as Citta’s concept is different, that it would be hard to duplicate its physical layout with generous land space, and because of its niche market targeting the mid- to upper-income group in the community.
“Although a convention centre, hotel and Soho units are scheduled to be constructed next to the mall, we foresee that it won’t pose a huge problem in terms of traffic and accessibility as Ara Damansara is a well-planned area with good infrastructure.
“The LRT Line Extension that will run near Citta will further complement business to the mall,” she said.

I been here thrice already and this place is really appealing to my senses – going to share some pictures I have taken during my lunch there with sisters while waiting for our next viewing appt with clients for Oasis Residences. Had a pretty good sandwich and pizza to fill my rumbling tummy that day.
For future Oasis Tenants; you may want to try out this restaurant in future.

these pictures were taken during my impromptu visit to the hospital last month to check out some retail space with my sister for their fruit/juice bar expansion. The hospital was like a hotel – a really classy and posh one. if you stepped in, you would feel in awe and wow by the front desk/cashier area – the ambience of the waiting area and lounge. Superb! Or at least that was my feelings when I walked in and was greeted by the staffs. 🙂 It’s not overcrowded yet maybe because it is still fairly new.
Just to put you all in perspective here is the latest update:
1. Siemens is not happening they had extended their rent at thier current office for few more yrs after negotiation fell-thru with SD.
2. Quick to replace Siemens which was to take 5 floors of “block F” another big bank is coming (r u ready for this) ta daaaa ……Standard Chartered yes standard Chartreed is in negotiation for months already to move thier HQ to Oasis and to occupy the whole “Block F”. It is very likely to happen.
2. CIMB is definetaly coming, now scouting for few potential locations. Will open next year.
3. KUB Bhd will definately move their HQ into Oasis begining next year.
4. Public Bank is interested to move in but they want to buy enbloc not rent but no seller.
5. Mas Airline-Firefly/Air Asia Premium Airline may base thier HQ office in Oasis Square or Oasis corporate park.

Read from the AD website that Tesco representatives had a meeting with the “picky” Ara Damansarian community the other day and got an overwhelming “yes” and seems to me like the Tesco will up soon as expected behind Oasis. YEY!

To be honest, I’m not such a fitness type of person but this place has definitely captured my attention. First and foremost, the HYGIENE level of this center is impeccable. For ladies, this is ultra important. And I actually sat down on the tatami mats while conversing with Mr Dean. Air freshener on the corner of each walls periodically emit fragrances. ( I LIKE). And actually this is one of their selling point ( HYGIENE) – was also told that the mats will be wiped down with sanitizer three times a day or after each work out session.
The tatami mats are special since they are the first and only gym in Malaysia using this type of mats. Most gyms of this nature would use the jigsaw mats but for Sparta – they do not want to compromise on quality and each mat could easily cost up to Rm600 per piece. They are about 120pieces in the center.
The other thing was Space – I like that this center spanned approximately 4276sf in built up. It’s pretty huge and comfortable and could hold 40 members at one training session. Sparta took the entire corner unit on the 10th floor.. And I like that the breeze ( i called it the natural air cond) which was blowing in throughout my time there. Spotted a number of cassette type air conditioner but according to Mr Khairil; it will not be turned on during training. Yeah, i believe that it’s not healthy being in an airconditioned place while working out.
Trainers – Sparta has two full time Thai Trainers. Kru Moo is a 5 times Muay Thai Champion in the Southern Thailand province and Kru Tanwa Tanwa is a well-known name within the Malaysian fighting circuit as he has appeared in many Malaysian based competitions. He will be fighting this Saturday – Kuala Lumpur Muay Thai Challenge Tournament at Titiwangsa Stadium. Ikram, Sparta’s Malaysian Fitness Trainer who has a chiseled body was seen in the gallery conducting the Sparta Fits ( boot camp). He is also a Certified Fight Class Instructor and has experience in Muay Thai training.
According to Mr Dean, it is a growing trend especially in Singapore whereby ladies contribute to the high enrollment to muay thai gym. Approximately 60%. I know Malaysia will be picking up following suit to our neighbour country if centers/gyms like Sparta sprouts around town which is in the pipeline for Sparta. I just checked on their Fb page and guess what? Sparta Muay Thai at Sunway University opening soon. COngratulations again! by the way, i do believe this business will thrive and catapult to success because the way Mr Dean spoke about his passion, mission and goals for Sparta.
As for the classes – they are a range to choose and you can actually join and enjoy all the classes offered such as Muay Thai Cardio, Beginners, Intermediate, Advanced, Sparta Fitz (Boot camp), RIP 60, Lunch hour pump, for FREE for an ENTIRE month because SPARTA wants you to feel and be comfortable before you decide to be a Spartans!
I like that Sparta conducts a Women Only Classes on Wednesday for those ladies who are a lil shy to work out with opposite sex. Note: Trainers are still male though. On weekend, they also have the children’s class – suitable for age group 4-12 years. I used to learn taekwondo and it did equipped me with some confidence when I had to whoop some naughty boys in school. So, highly recommended for parents to send their kids for some sort of self defense class. Again, this center is very clean, new, friendly and a very safe environment suitable for children. Package for children weekend class @ Rm80 per month.
One can opt to join their unlimited classes at Rm200 per month if you are a workout freak or looking for a fast effective method to losing weight. A success story for the Sparta now is a member who first joined 7 weeks ago weighing approximately 110kilos has reduced to 95 kilos now. He does not work out regularly (2, 3 times a week in Sparta) and the results are indeed something to shout about.
Students get to enjoy their privileges here too @ RM140 for the unlimited class package. As long as you can show them your ID as a student .

I was briefed on this project by two person from Brunsfield; yesterday and today.
I am still researching about this piece of project and heard that SOHO started selling – and it’s very pricey compared to Oasis Square. About RM660 psf which translates to RM488k (after discount) for the 739sf unit.
According to info from the forum – it is selling like hot cakes. That’s great news for Oasis Square Residences.
It is another mix development project ; joint venture between Sime Darby and Brunsfield of Oasis. The future hotel will be operated by Sime Darby.
